DAYS ON THE MARKET one

LISTING AGENT Julie Kinnear, Royal LePage Real Estate Services Ltd.

THE ACTION: Just up the street from museums, boutique shops and subway stations operating on Bloor Street, this one-bedroom plus den suite only took a day to snag a deal, though some suites generally need months of marketing.

WHAT THEY GOT: Unlike conventional condominium residences, this boutique building combines townhouse-style units with direct street access at the front and upper suites reached via elevator at the rear, such as this 670-square-foot model spread across two levels.

Updates done earlier this year consist of ceramic tile floors, butcher block counters and stainless steel appliances in the kitchen and laminate floors in an open living room with a Juliet balcony and 15-foot ceilings, as well as carpeting in the bedroom and upper den with a skylight, built-in desk and media centre.

Conveniences include stacked laundry machines and full bathroom, plus monthly fees of $384 to cover heating.

THE AGENT'S TAKE: "It's an interesting building because … none of [the units] are exactly the same," says agent Julie Kinnear. "Some of the suites have bedrooms in the basement, so it was nice this one had a bedroom in the upper loft area."

Plus, this unit had a fresh look. "The seller put a lot of effort into preparing it for sale – they had painters in there, they redid the floors and upgraded the kitchen and bathroom – so they made it a really nice place," Ms. Kinnear adds.
