The Action: In a new subdivision near Ambrose University College in Calgary, this unconventional, custom bungalow stayed on the market for a large majority of 2011.
Last year, another realtor – Mark Evernden – relisted the property around $1.7-million and launched an aggressive ad campaign, even flying in a Vancouver film crew to create an in-depth video about the property, city and provincial attractions for curious buyers abroad. After about a dozen showings, a local resident drafted a bid.
What They Got: The sloping grade of a 76-by 131-foot lot beneath this four-year-old bungalow allows for 2,565-square-feet of living space above grounds, plus another 4,210-square-feet spread across two floors below for three bedrooms, media and games and a recreation area with a wet bar and three-sided fireplace.
Upscale appointments include hardwood and heated tile floors, granite counters and 10-foot ceilings, as well as a triple garage, elevator, wine cellar, sound and central vacuum systems.
The main floor was arranged with a master bedroom with the largest of six bathrooms, a den, a formal dining room and an open living area with a gas fireplace shared with a combined family room and kitchen, which also has access to a terrace and laundry room.
The Agent’s Take: “It’s a bungalow, but then you can go down two floors and it has an elevator too,” says agent Mark Evernden. “It has full panoramic mountain views the way it’s engineered into the side of the hill.”
The surrounding urban environment also spoke to buyers. “The demand for the area has escalated because of the opening of the Light Rail Transit that comes from downtown,” Mr. Evernden notes. And you’ve got some of the top private schools within minutes of that house.”
