LISTING AGENT Julie Kinnear, Keller Williams Neighbourhood Realty

The Action: On a 14-foot wide corner lot across from a small park in the Junction, this renovated semi-detached house was simply decluttered in preparation for sale this summer. The original offer date was scrapped once a pre-emptive offer forced other shoppers to draft their own proposals early.

What They Got: Though it was only seven years ago when the roof, hardwood floors, two bathrooms and kitchen with a mudroom were redone, this roughly 90-year-old structure was upgraded more recently with new front steps, rails and fencing between the deck and patio from a parking pad.

Areas to socialize within this 1,210-square-foot house range from the formal living and dining rooms to open play and recreation areas revamped with laminate floors in the 550-square-foot basement.

The Agent's Take: "It was such a cute house … and light makes a big difference in a house and sells it, so this being on a corner, it had a lot of light," agent Julie Kinnear says. "[Plus, the sellers] had done everything, so for first-time buyers, it's nice not to worry about a thing, including landscaping."

This three-bedroom home was was also close to amenities for all ages. "It's in a good school district," Ms. Kinnear says. "It's a neat location because north of Annette [Street] didn't used to be so trendy, but now the Junction has become so hot with shops and restaurants."
