CO-OP AGENT Honey Moore, Royal LePage Real Estate Services Ltd.

The Action: After comparing new and old condominium suites, clients of agent Honey Moore immediately saw the value in buying this two-bedroom unit in the Residences of Lawrence Park, which was already home to many of their friends.

What They Got: This over 1,600-square-foot suite features hardwood floors, crown mouldings and pot lights, plus views of the gardens below from windows with California shutters and an east-facing balcony off the living and dining area and a master suite with a walk-in closet and larger of two full bathrooms.

Practical perks include a kitchen island and pantry, laundry facilities, a locker and underground parking.

Monthly fees of $1,307 pay for 24-hour concierge, a car wash and recreational facilities, from a pool and gym to a rooftop deck and atrium lobby.

The Agent’s Take: “It is located between Eglinton and Lawrence, was built about 16 years ago, has commercial enterprises on the ground floor,” says Ms. Moore. “And the building is quite interesting in that it is built around a circular atrium.”

As for the allure of this suite, it offers a great deal of space and privacy. “[The buyers]did not see a lot of resales before buying this unit, but they had gone to a number of new developments which did not offer the same square footage for the money,” Ms. Moore explains.

“Also, many of the units face west which is facing onto busy Yonge Street and this particular unit faces east and is quiet and private.”
