The Action: On a street south of Toronto East General Hospital, this Arts and Crafts residence was strategically priced at $500,000 based on the fact that neighbouring homes sold for $40,000 more than that in February. It netted nearly 100 showings and commanded $125,000 over the asking price in a bidding war between 15 visitors.
What They Got: Built in 1927, this semi-detached house was maintained by the same owner since 1955 and boasted much of its original period charm, including strip hardwood floors on both levels, carefully preserved under a layer of broadloom.
The 1,800-square-foot layout is still traditional with separate living, dining and cooking spaces, plus a formal foyer with leaded glass accent windows, wainscotting and grand staircase to three bedrooms and a four-piece bathroom upstairs.
For storage, there is an unfinished basement and a detached garage off a mutual driveway on the 23-by-103-foot lot.
The Agent’s Take: “Many young buyers are looking for property with old charm and restorable architectural features,” says agent Kate Carcone. “This property blended the right mix of period charm, spacious principal rooms and a central location walking distance to schools, parks, local transit and all amenities.”
The home’s size and solid state were also crucial. “Other [homes] were selling for $530,000 to $540,000, but ours was two feet wider, which in Toronto makes a difference,” adds Ms. Carcone. “[And] perhaps the most notable asset – was the well maintained mechanics of the house.”
