The Action: In a high-rise residence near the Art Gallery of Ontario in downtown Toronto, this one-bedroom-plus-den suite was opened up to more than a dozen buyers who booked private showings in advance.

What They Got: More than half of this roughly 685-square-foot suite was set aside for a combined living and dining area with hardwood floors, floor-to-ceiling windows and a U-shaped kitchen station with stainless steel appliance.

Privacy can be found down the hall in the carpeted bedroom and den, which has a walkout to a balcony.

A four-piece bathroom and stacked laundry machines round out the suite, which also comes with a locker.

A monthly fee of $406 pays for the cost of water, heating and 24-hour concierge, as well as a gym, outdoor hot tub, rooftop deck with barbecues and visitor suites and parking.

The Agent’s Take: “You’re a block away from the AGO and our unit was facing west overlooking OCAD, so the location was fairly unique because in that pocket between Dundas, Queen and University [streets], it’s mainly office buildings and hospitals.” says Christopher Bibby. “The condos there are more or less a lot older than this building, which is less than five years old.” The highlight of this suite is its design. “It’s not deep and narrow, it was nice and wide, so you had a beautiful west view with lots of sunlight coming into the unit,” says Mr. Bibby. “And the den was actually enclosed, so it could have been used as a second bedroom.”
