LISTING AGENT Sue Mills, Royal LePage Signature Realty

The Action: On a 27- by 134-foot lot across from Trace Manes Park in Leaside, this updated, two-storey house lured over 30 prospective buyers for private showings and 50 shoppers who attended open houses.

What They Got: This 90-year-old bungalow was topped up and transformed, so it now has more than 1,800 square feet of living space, including three remodelled bathrooms and eat-in kitchen with granite and marble finishes, along with new roofing, landscaping and rear garage.

New flooring was installed throughout: broadloom in the lower-level recreation area, laminate in all four bedrooms upstairs and engineered hardwood in the fireside living room, an adjacent dining area and a rear family room .

The Agent’s Take: “This was a refreshingly, unique Leaside home, which had been renovated in 1989, adding a second storey and family room addition to what was originally a bungalow,” states agent Sue Mills. “All the modern features buyers look for were there – a spacious front foyer, four bedrooms, a main floor family room, two-piece updated powder room and two car parking.” What hasn’t changed is the property's kid-friendly setting. “119 Rumsey Road had an incredible location with Trace Manes Park at the front door – ideally situated for the active family - steps to tennis, tots playground, baseball, ice rink and public library,” adds Ms. Mills.
