LISTING AGENT Keith Roy, Macdonald Realty Ltd.

The Action: This detached, 11/2-storey house was open for showings one weekend, with any offers scheduled to be reviewed the following Monday. Two bids were presented from local families hoping to build a new home and possibly a laneway house.

What They Got: This 2,560-square-foot house rests on an irregularly-shaped property totalling more than a quarter acre. Some of the mechanics were updated inside the 67-year-old house, which has a traditional living room with a fireplace, a formal dining room and a separate kitchen next to a walkout to an enclosed porch and deck. The master bedroom and a full bathroom are located on the main floor, while two bedrooms are upstairs. The basement could function as a self-contained unit, with recreation and dining rooms, a kitchen, guest bedroom and bathroom.

The Agent's Take: "Having over 11,000 square feet of land in Vancouver is quite rare," says agent Keith Roy, who puts the average lot size at just over 4,000 square feet. "You could build a 5,000-square-foot house with no problem." The outdoor surroundings, parks and schools, among other things, made the location desirable. "The nicely tiered yard has a vegetable garden, pond, outdoor fire pit and a working well, in addition to lots of space for parking, equipment and even a RV," Mr. Roy adds. "The house is situated near the top of a hill with views to downtown Vancouver and North Shore mountains."
