LISTING AGENT Thomas Keeper, Tink International Real Estate

THE ACTION: Just last summer agent Thomas Keeper sold a new, semi-detached home at the end of a street on the north hillside of Murdoch Park for $1.13-million. By the time this identical stone and stucco version next door was listed, oil prices had dived and the number of active house hunters had dropped. The initial $1.2-million price was reduced several times, one bid was rejected and an acceptable deal was only finalized after the posted price dropped below $1-million.

WHAT THEY GOT: Local builder John Haddon created a pair of upscale, Craftsman-style residences with built-in garages on 24-by 120-foot lots, including this roughly 2,440-square-foot model with ten-foot ceilings, a wrought iron staircase and double-sided gas fireplaces, including one between the living and dining areas.

The kitchen is outfitted with a central island work space, granite countertops and stainless steel appliances, including a gas stove. The lower level recreation room includes a handsome wet bar.

The upper level houses laundry facilities and three bedrooms, including a fireside master retreat with a balcony, walk-in closet and the largest of four bathrooms.

THE AGENT'S TAKE: "Most new luxury homes today are modern-style, so there are not a lot of Craftsman-style homes," says Mr. Keeper. "But people really love Craftsman-style homes in Alberta."

The property also has several spots to enjoy the scenery and passing seasons. "It's on a ridge, so it has an unrestricted view of downtown," Mr. Keeper states.

"[Plus] it has a double attached garage, which is very uncommon for inner city homes. Most have detached garages, and given how cold it is in Alberta, that's a good thing to have."
