LISTING AGENT Bill Thom, Re/Max Realtron Realty Inc.

The Action: By any city's standards, especially for Markham, this detached bungalow sold rapidly after just 15 potential buyers took private tours.

What They Got: At the southwest corner of a short residential street off Bayview Avenue, a 115-by-144-foot lot is occupied by this roughly 40-year-old, brick bungalow that was recently refurbished with an updated kitchen, windows, heating and cooling systems, plus a newly paved driveway to the attached garage.

Large, open areas include a sunken living room with a stone fireplace, dining area and lower-level recreation room.

Smaller, enclosed spaces include an office and four bedrooms, two with access to decks and the larger also with entry to one of three bathrooms.

The Agent's Take: "This one is right at the corner of Elm Ridge Acres and Bayview, so it had long-shot potential for redevelopment with a stretch of townhouses or whatnot," says agent Bill Thom. "[The lot size] is quite standard in that area, but it's definitely big."

Though the area is filled with new custom homes, the buyers will likely personalize this property. "The bungalow is still quite livable with a partially finished walkout basement," Mr. Thom states. "And the vendor has done some updating, like a granite kitchen and sunken living room with a fireplace."
