LISTING AGENT Ian Watt, Sutton Group West Coast

The Action: The selling feature of this 991-square-foot corner suite at the Beasley was the huge patio, says listing agent Ian Watt. As soon as the two-bedroom and den unit hit the market, Mr. Watt had six showings lined up for the first day. It was sold in a week.

What They Got: The patio is almost the size of the unit itself, and that’s because of the views. It has views from every room, of Burrard Inlet, the North Shore Mountains and the downtown skyline.

The unit is bright with natural light, high-end appliances, hardwood flooring and stone counter tops.

The two-year-old Beasley building, in the heart of downtown, has a “doggy deck,” concierge and gym. Pets and rentals are allowed. Condo fees are $420 each month.

The Agent’s Take: “The only reason that it sold is it had 800 square feet of outdoor space,” Mr. Watt said. “The unit sold for $1,100 per square foot – that’s amazing. It’s unbelievable. Nothing is selling like that. The rest of the building is $700 per square foot. But everybody is looking for outdoor space, and there are no patios like that for sale.”
