LISTING AGENT Elli Davis, Royal LePage Real Estate Services Ltd;

CO-OP AGENT Honey Moore, Royal LePage Real Estate Services Ltd.

The Action: On a mission to find a central condominium with ample outdoor space for an avid gardener, agent Honey Moore gave her client several midtown options, including this one-bedroom plus den suite at the Granite Place.

Since the property spent some time on the market at $595,000 and then $575,000, they negotiated a deal at $535,000.

What They Got: This eighth-floor residence has a wide and shallow plan with south-facing windows and a large balcony with walkouts from the bedroom, den and open living and dining area.

Towards the back of the unit, there is a galley kitchen and two bathrooms, including a four-piece master ensuite.

The monthly fee of $1,011 pays for utilities, cable, 24-hour concierge and care of a private park, indoor pool and party room.

The unit comes with a locker and parking, plus free access to laundry facilities on the same floor.

The Agent's Take: "This particular unit is over 1,000 square feet," Ms. Moore said. "Other units may have had the same size, but the location vis-à-vis the subway, the southern exposure and large balcony/terrace made this the right one for this buyer."

Plus, the highrise complex also had a solid reputation. "Granite Place condominiums were built some 32 years ago at Yonge and St. Clair, the site of the original Granite Club," Ms. Moore said. "They are still prestigious buildings, extremely well-maintained, and of course in a great area."
