LISTING AGENTS Tanya Sidorova and Michael Inwood, Sutton Group Realty Systems Inc.
The Action: This semi-detached house near High Park was priced under $700,000 based on comparable sales in late fall of last year. But nearly a dozen buyers proposed to pay a premium based on the high turnout within the week, including over 70 showings with agents and an open house with 120 visitors.
What They Got: A three-tower condominium community completed on Quebec Avenue in the 1970s integrated several traditional residences on an adjacent street, including this 2.5-storey, brick house, which retains its private driveway and 25-by 100-foot lot, yet owes $218 monthly for the cost of cable, snow removal and building amenities. Inside, there is over 2,100-square-feet of space designed with a fireside living room and open dining room with wainscoting and beamed ceilings nine feet above, as well as an eat-in kitchen recently refurbished with quartzite counters, stainless steel appliances and a walkout to a deck. The lower level offers an open recreation area, while the upper floors provides four bedrooms, including one with a Murphy bed and a master suite contains a walk-in closet, balcony and one of three bathrooms.
The Agent’s Take: “This street is very unique and I haven’t seen many homes incorporated into a condo complex like this one,” agent Michael Inwood said. “It’s a huge benefit because they get to use all the facilities – a pool, tennis court and gym – as well as get basic cable for a small fee.” This property also made families feel at home right away. “They did a magnificent reno that was done for themselves so they used all top finishes and clearly they had wonderful taste as it attracted a huge crowd of buyers,” Mr. Inwood states. “The street itself is like a small community. I recall one of the days after we sold the home the street was having its annual street party and the all the residents shut the street down for the whole day. [Plus] they always have kids who playing street hockey. You don’t see many streets like that.”
