LISTING AGENT Dino Capocci, Royal LePage Real Estate Services Ltd.

The Action: This two-bedroom suite at the base of a High Park high-rise drew two offers when listed for sale at $488,000 just last year. So when it went back on the market earlier this year, agent Dino Capocci had the space staged, decluttered and marked up to $499,000. The changes attracted more than 20 house hunters to tour the unit and several to present offers.

What They Got: On the ground floor of an older high-rise, this,1,150 square-foot unit has a two-storey plan with a fenced-in yard off the living and dining area and balconies accessed from two upper bedrooms.

Finishes are classic with hardwood floors, updated bathrooms on each floor and a recently renovated kitchen with tile floors, granite counters and stainless steel appliances.

There are ensuite laundry facilities, two parking spaces and a locker, plus monthly fees of $847 to pay for utilities, cable and common amenities, such as a gym, tennis court, outdoor pool and party room.

The Agent's Take: "The two-storey units are on the ground, so they're a bit more coveted," Mr. Capocci said. "It has a walkout terrace, which is really nice, so you have more room than your standard balcony."

Suites in this building also have universal appeal among professionals, families and empty-nesters. "They're attractive versus the new stuff that's coming up on Bloor, which are a lot smaller," Mr. Capocci said. "[Plus] there's value being on Quebec Avenue and … half a block to the subway."
