The Action: The house sold in three days. Listing agent Shelley Williams priced it at $1.699-million, which is slightly lower than the $1.75-million or so that a new home would be priced at. But the house still sold for $153,000 above the asking price.

What They Got: The 2,808-square-foot house in the Forest Hills area of North Vancouver had been extensively renovated, with mouldings and hardwood floors throughout.

Because one of the three bedrooms had been replaced with a larger bathroom, there were only two bedrooms on the main floor, and two bedrooms down. The house sits on a 70-by-110-foot lot.

The Agent's Take: The neighbourhood is located near highly desirable Edgemont Village, and the market is hot, Ms. Williams says. "There is a real high demand for Edgemont Village, Capilano and Forest Hills. Coming in at a $1.699-million asking price allowed us to be able to generate enough enthusiasm and interest that it went over asking.

"It was exquisitely renovated," Ms. Williams says. "They made it a very elegant residence. So we got multiple offers. The job as a listing Realtor is to get as much money as you possibly can. That's your role. If you are a buyer, and you love the house, and there are other people interested, then you'll have to pay for it."
