The Action: In a 17-storey high-rise close to Sherbourne subway station, this two-bedroom suite received one visitor each day during the week and 16 potential buyers during two weekend open houses.

What They Got: On the 16th floor of a 29-year-old residence, this 1,568-square-foot suite has south-facing windows and parquet floors everywhere, from the solarium off the combined living room and dining area to both bedrooms, including a master suite with his-and-her closets and one of two newly updated bathrooms.

Sunlight also floods the breakfast area in the galley kitchen, which was remodelled with cork floors and granite counters last year, among other things.

Extra conveniences include side-by-side laundry machines and an underground parking spot.

The monthly fee of $748 covers the upkeep of a long list of amenities, including a gym, pool, squash court, lounge, party room and visitor parking.

The Agent's Take: "It is impossible to get this kind of space in newer condos at this price point," states agent Louise Dodd. "You could invite eight people for dinner and there was lots of wall space to show off art."

The new owner will also have more room nearby for entertaining guests and storing personal items. "What was interesting was that you only had to step across the hall to common area terraces that overlook the Rosedale Ravine," Ms. Dodd said. "The locker was on the same floor … which is rare."
