LISTING AGENT Bill Thom, Re/Max Realtron Bill Thom Group Realty Inc.

The Action: Early this summer, Willowdale house hunters generally had three styles to peruse, including those built just a few months ago, others a few years old and the rest completed decades ago. From the last category is this detached, two-storey residence checked out by 40 open house attendants and 30 shoppers with private showings.

What They Got: Within the past five years, this five-bedroom house was improved with everything from new energy-efficient windows, heating and cooling systems to five remodelled bathrooms, an ecofriendly, eat-in kitchen and newly finished basement with a fireside recreation room, wet bar, sauna and guest room.

Classic hardwood floors, nine-foot ceilings and pot lights appear in the library, living and dining rooms and a fireside family room with French patio doors to a new south-facing deck and 50-by-120-foot lot landscaped with cedar hedges, flagstone walkways and interlocking front driveway to the double garage.

The Agent's Take: "It's easy walking distance to either subway [stations] Bayview or Yonge," agent Bill Thom says. "The house was built some 20 years ago, but over the years, this owner has continually upgraded and updated, so the house is in very good shape."

That was good news, especially for buyers on a limited budget.
