Lindvest has rolled out the first phase of a new infill project, four three-storey buildings of stacked townhouses, a housing type it says combines the size of a typical single-family house with the convenience and cost of a high-rise suite.

"Not everybody wants to ride an elevator or share common spaces, like hallways and lobbies," says Joseph Alberga, director of sales and marketing.

"In these homes, the neatest thing about them is you have your own front door – and by that I mean you come up to your door, put your key in the lock and as soon as you walk in, you are in your space."

The Brownstones of Westown are also situated in an established neighbourhood just off Sheppard Avenue, near Weston Road in Etobicoke.

Over the past several years, more than 400 singles, semis and townhouses have been constructed in the master planned community, so residents within this project will have full use of local attractions once occupancy begins next fall.

"A lot of people are weary of seeing an empty field or piece of land and being told this is where we're going to create a community. So the advantage here is that for the most part the construction – other than the construction of these units – is done," says Mr. Alberga.

"So you're moving into an area where sidewalks, roads and parks – including a beautiful park right in the middle of the neighbourhood with its own little splash pad and skating rink in the winter time – are already built amenity spaces and conveniences. You're not waiting for supermarkets, transit and shopping, it's all there."

Priced from $329,900, the brick and stone units will have one– or two-level plans with two bedrooms, balconies or patios, as well as underground parking.

"Within the city or anywhere in the GTA, the average price of a home – even freehold townhomes are edging into the high $500,000s and the reality is on the affordability scale, that's difficult for a single person or young couple who don't have equity buildup," Mr. Alberga notes.

"We had a few things going our way to maximize the suite spaces and also take advantage of adding the parking."

Schools, shops and golf courses, such as Oakdale and Humber Valley, are easily accessible, in addition to highways 401 and 400, TTC bus routes and Weston GO Train station.

"One of the things we're most excited about is the announcement that the Union Pearson Express – that goes from Union Station to the airport – will only have two stops and one of them is at the Weston GO station," says Mr. Alberga.

"Metrolinx's outlook for completion is also at the end of 2015, so if the stars align everything should come together at the same time."

In the meantime, on site, buyers can tour a single-storey, 942-square-foot model suite. "Knowing that people might be comparing us to traditional condo living, we built a full-sized model suite of our Astoria unit," says Mr. Alberga.

"Prospective purchasers coming from a high-rise mentality are getting the sense that for in and around the same pricing, you essentially get twice as much space because condo units downtown tend to be on the small side."

LUX Design will oversee the contemporary interiors with laminate and ceramic tile floors, upgraded kitchen cabinetry and oak staircases with upgraded iron spindles. Monthly fees will be 19 cents a square foot.
