Many people will celebrate St. Patricks Day with green food and fashion, but buyers attending the launch of the latest boutique condominium in Unionville will take pleasure in the surrounding green setting of a prestigious golf course.

"It's the only real luxury building in Markham, so we're catering to a market that is not being served now," says Patrick O'Hanlon, president of Kylemore Communities. "It's overlooking the Angus Glen golf course and Bruce Creek valley. There's no other site like it."

Residents will be constantly reminded of that fact, whether standing on their private balcony or in the common areas of the eight-storey building.

"You really want to be outside and you'll want the outside coming in, so that's why all our terraces lead into suites with big open doors, large windows, nine and ten-foot ceilings," Mr. O'Hanlon explains.

"We also worked with a landscaped architect …. to see how we can bring the uniqueness of the site and setting right on the 6th and 7th fairways to the exterior of our building and to the landscaping. So everything – right from the infinity pool – looks like it's flowing into the golf course."

Only 87 suites will be offered in the building, which is the second phase of a two-tower residence set amidst million-dollar houses within the master-planned Angus Glen community south of Major Mackenzie Drive, between Angus Glen and York Downs golf courses.

"A number of people have aged in place right in Angus Glen and they were waiting for us to bring out the condominium," says Mr. O'Hanlon, who adds that 70 per cent of the six-storey sister tower is sold.

"A number of people have also changed their marital status and want to stay in Angus Glen. And then there are first and second time buyers who don't want to move right into a house."

Buyers are also looking to enjoy an active recreational lifestyle with two champion golf courses nearby, as well as resort-style amenities within this building, known as The 6th.

"We wanted to give our Markham address a downtown flavor," says Mr. O'Hanlon, who enlisted the expertise of interior designer, Mike Niven, who worked on several luxury projects in Toronto's core.

"All the separate sitting areas are like what you'd see in a W hotel in San Diego."

For instance, there will be an outdoor pool, cabanas and dining areas, in addition to a private dining room, party room with a bar and kitchen, and a grand lobby. A gym, yoga studio and whirlpool will also be on site.

Residents will also find a new Tim Hortons, TD Bank branch and a growing number of businesses in the community, where parks, ponds and 1,000 out of over 1,500 homes are also completed.

A public library and Angus Glen community centre are within a short walk, and historic Main Street Unionville is within a short drive.

Interested buyers can select from spacious one and two bedroom plans designed with open living and dining areas, enclosed dens in some cases and breakfast areas in some larger models.

Standard finishes will be extremely upgraded, such as natural stone floors, engineered, hand-scraped oak floors, and cornice moulding, as well as stainless steel Sub-Zero and Wolf kitchen appliances, including a wine fridge, and quartz countertops with movable parts to create cutting areas.

"[Angus Glen]is the highest appreciation community in Markham and the reason is we haven't sacrificed anything," says Mr. O'Hanlon. "A lot of the condominiums on the market now have some great prices, but to make them livable, you're going to be spending a lot of money."

Each unit will come with parking and a locker, plus a monthly fee of 55 cents per square foot.

Occupancy is slated for summer of 2014.
