The high-rise development will encompass four 18-storey buildings with 198 suites each at Glen Erin Drive and Eglinton Avenue, just south of Erin Mills Parkway in Mississauga.

“A lot of [buyers] are familiar with the community and know how great it is,” says Ania Penio, a sales representative for Downtown Erin Mills. “And a lot of them will be purchasing to stay here.”

Long before the first phase is complete in February, 2016, residents will have easy access to Credit Valley Hospital, corporate headquarters and Fortune 500 companies, as well as highways 403, 407 and 401, Mississauga Transit, GO buses and Streetsville GO Train station.

More importantly, recreation facilities, theatres, arts centres, lakefront parks, marinas and additional attractions are a short distance from the infill site.

“It backs onto a municipal park and behind there is one of the top schools in the area and there’s a green trail also,” adds Ms. Penio. “Across the street you have Tim Hortons, Indigo with a Starbucks inside, Loblaws Superstore, stores, cafés and of course, Erin Mills Town Centre, which is the second biggest mall in Mississauga.

“So a piece of land situated like this – between a beautiful, luscious park, while having access to all these beautiful metro, urban things – doesn’t come up very often.”

What the area does lack are maintenance-free housing projects like this. “There are very expensive, beautiful homes in the majority with just a few towers here and there,” says Ms. Penio. “So this part of Mississauga is just taking off with condominiums, so suites rent very easily here because they’re … harder to find.”

Manicured gardens and a port cochère entrance will usher residents and guests into the first tower, which will house one- and two-bedroom plans – with or without dens – and private outdoor space.

“They’re very urban designs with open-concept kitchens, wonderfully located dens and many of the balconies are stunningly large to take advantage of the views available on both sides,” Ms. Penio states.

Residents will also be free to roam a separate 1,700-square-foot building with a state-of-the-art gym, yoga studio, pool, sauna and steam rooms on the lower level, as well as a party room, dining area, kitchen, lounge and terrace with barbecue facilities on the upper level.

“We wanted to go big, so having it away from the towers allowed it, and the cost of caring for this beautiful complex could be shared four ways between the buildings,” says Ms. Penio.

Standard suite finishes and features will consist of nine-foot ceilings, laminate floors, contemporary cabinetry and Caesarstone or granite counters and stainless-steel kitchen appliances, along with porcelain bathroom floor tiles, soaker tubs and frameless glass shower stalls. Units will include laundry machines, parking and a locker, plus monthly fees of 51 cents per square foot.
