Earlier this year, Concert's new west-end development received several accolades, including best master-planned community at the National Association of Home Builders annual National Sales and Marketing Awards ceremony held in Las Vegas.

While the recognition highlights the rewards of living in this large five-tower condominium project, dubbed Kip District, residents in the first tower will also reap the benefits of being in a single-standing high-rise.

"It's the only individual tower, the others ones will be connected by a podium, and it has its own amenities," says Catherine Diraison, vice-president of sales.

"They will have their own exercise room, guest suite, library, lounge area and theatre room, so they will have the choice of going to a large area at the community centre."

For fresh air, residents in the 28-storey tower will have their own rooftop party room and terrace, and will be among the first to use shared green space in the infill project off Dundas Street, just west of Kipling Avenue.

"It's a full community in an area that is not developed at the moment," Ms. Diraison says. "It's going to have condos and rentals, and there are three parks on site, the first of which will be built with phase one that is a 10,000-square-foot park, so we'll have that right away for residents."

Phase one residents can also look forward to underground access to a clubhouse with larger resources, including a pool, as well as 15,000 square feet of retail space and a public square to be completed with phase two.

"The largest park will be a central park that is going to be more a programmed area to have things such as a book fair or a farmers' market," Ms. Diraison says. "We want activity going on, not just a leisurely park."

Established schools, parks, restaurants and shops ground the surrounding community, which will see two improvements, including the elimination of Dundas and Bloor overpasses above Kipling Avenue by 2019.

"All those roads are going to be brought to ground level, so Dundas will just be a road that goes through and Bloor will just be a road that goes straight through to the other side of Etobicoke," Ms. Diraison states.

"There are going to be businesses and condos along it, like the rest of Dundas Street, so it's really going to make a huge difference."

Metrolinx will also relocate Mississauga bus transit to the GO and Kipling stations to create one inter-regional transit terminal, where commuters can reach Union station in 20 minutes or take one bus to Pearson airport.

"It's about a five-minute walk from our project over to Kipling station," Ms. Diraison says. "That's huge because transit-related sites are always the best sites."

Phase one will contain 283 suites with one or two bedrooms, balconies and urban interiors Union31 designed with European-style stainless steel appliances, quartz and marble counters.

"We have a great one-bedroom-plus-den plan that is our model suite," says Ms. Diraison, noting the C3 as representative of all their plans. "The den is definitely large enough for you to put in a pull out a couch or a day bed so you could have it as a guest suite or have it as an office."

The building will be designed to LEED Gold and Tier 2 City of Toronto Green Standards with eco-friendly features ranging from high-efficiency heating and cooling to car charging stations.

Monthly fees will be 50 cents a square foot and a parking spot and a locker are $17,900 and $2,500 respectively.
