In heart of the Annex, lineups around Honest Ed’s are a common sight, but across the street, there’s a permanent lineup around the sales centre of the latest development by Lindvest Properties Ltd.

The lineup is a series of 23-foot tall portraits of local residents, painted around the building to depict the vibrant food, entertainment and street scene that they - and future homeowners - can be part of in the long-established community.

“It’s been decades since somebody has built really true, new condo product of this nature in this area, so there’s really pent up demand,” says vice president, Michoel Klugmann. “We released the first release of units to the VIP broker community and north of 80 per cent of those sold.”

Later this month, the public will have their chance to purchase from the balance of 195 suites at B.Streets Condos, a contemporary nine-storey structure to be built on a vacant school site on Bathurst Street.

The project will be just steps from independent shops, cafes and restaurants in Mirvish Village, Harbord Village and Korea Town, as well as local landmarks, such as Lee’s Palace and Bloor Cinema.

“One of the greatest assets here is the neighbourhood and all the different boutique offerings,” says Mr. Klugmann. “We’re right at Bathurst subway station and we’ll also have the streetcars literally outside the doors of the new condo.”

This building will also add new points of interest with street-level shops and private recreational facilities, like fitness, party and dining rooms, a theatre and Internet lounge, as well as a patio and bar, pet spa and hobby room.

To complement the character of masonry shops along the street, Hariri Pontarini Architects designed this mid-rise with balconies and terraces receding inwards at different intervals from a façade wrapped with gunmetal brick and smooth cream-toned pre-cast concrete.

“It’s a very attractive and interesting frontage on Bathurst, so it’s lively at every angle you look at it,” says Mr. Klugmann. “On the east face of the building … the building terraces down, which provides tremendous amount of outdoor space for the suites.”

The building’s unique contour also resulted in the creation of 98 different floor plans, including one-storey units with up to three bedrooms and two-storey penthouses and townhouses.

“What is unique about this project is that there are a tremendous amount of suite types and variation as compared to the typical model of Toronto condos,” says Mr. Klugmann. “Our units tend to be larger than the typical offering.”

Ceiling heights will be nine feet and finishes will have local flavour with industrial elements combined with a clean, contemporary aesthetic. “We’re using one of the more renowned names in interior design – Cecconi Simone – and they’ve come up with many unique suite types that reflect the eclectic nature of the people and what they’re looking for,” adds Mr. Klugmann.

For instance, kitchens will feature custom cabinetry with black shaker doors, wood grain flat panel doors and upper display doors with metal mesh inserts, plus metallic tile backsplashes in a brick pattern.

Bathrooms will be outfitted with small, glossy tiles with contrasting grout and contemporary vanity with a porcelain vessel sink and stainless steel accessories as homage to turn-of-the-century New York style.

Monthly fees will be about 52 cents per square foo, plus individually metered utilities.

Move-in dates are scheduled for 2014.
