Geranium Homes has been building single-family homes in Stouffville for years, so they jumped on the opportunity to acquire an infill site in the town centre, where they will construct their first mid-rise condominium.

"We're one of a handful of mid-rise boutique condominiums available in Stouffville and we're the only one on Main Street, kitty corner to the GO station," president Boaz Feiner says.

"It's a unique offering … one of the first in the redevelopment of Main Street … and that's always exciting. Yet, it will fit in very nicely with the architecture and surroundings, so it will look like it's meant to be there."

Since previews began this summer, the builder sold nearly 30 per cent of the 67 suites in the five-storey building to be completed at the southeast corner of Main and Lloyd streets late next year.

"When you walk out the front door of your future boutique building, you will be somewhere – you're going to be on Main Street – with the animation of cafés, fitness facilities, train, downtown core and parks," Mr. Feiner states.

"You're not going to always be susceptible to being car-oriented."

For instance, PACE Credit Union currently on site will become a commercial tenant anchoring the new brick-and-stone residence, which will neighbour independent businesses, shops and restaurants.

Within a 10-minute walk, residents will find Memorial Park, a trail system, library and the revitalized Lebovic Centre for Arts and Entertainment, Nineteen on the Park.

Plus, highways 48, 404 and 407 nearby provide access to larger amenities across the GTA.

Alternatively, residents can retreat to a private lounge that Bryon Patton and Associates designed with fireplaces, a kitchen, billiards table and televisions, as well as a terrace to barbecue, dine and lounge.

"We're not looking to reidentify or repurpose facilities that are already available to our clientele, but to add something unique and different," Mr. Feiner explains.

"So they're really places to socialize and hang out, and they have a very upscale, vibrant feel to it, and that is something that isn't currently available on Main Street."

To serve a wide audience, there will be more than two dozen plans, ranging from one- to two-bedroom-plus-den layouts.

"What's unique about the building is that because it's a boutique building, we have a lot of floor plans for the number of units we have," Mr. Feiner notes. "Our average square footage in the building is over 850 square feet."

With the exception of one plan, each will have outdoor space. "There are great views from all floors since the majority of Main Street Stouffville [structures] are two storeys," Mr. Feiner says.

Standard finishes will include nine-foot ceilings, laminate floors and porcelain or ceramic bathroom tiles, as well as granite kitchen counters and stainless steel appliances. "The level of finishes are what you're more used to seeing within the city limits," Mr. Feiner adds.

Units will come with parking and monthly fees of 37 cents per square feet.
