To satisfy the market’s appetite for condominiums in the Yonge-Eglinton area, Tridel’s fourth and latest development in the community will incorporate many key ingredients that made its previous projects popular.
First off, the 32-storey tower will offer spacious homes, including three-bedroom townhouses and two-bedroom suites with enclosed dens that could double as a third bedroom.
“We have sizes that fit all budgets, but we usually have great success with our Signature Collection product that ranges from 1,180 to 2,100 square feet higher up in the building,” said Jim Ritchie, senior vice-president of sales and marketing at Tridel.
“We really targeted the local community in the Yonge and Eglinton area who are in rental accommodations – because there is quite a bit of it – and we also targeted end-users that may have bought condominiums on the smaller side and want to move up in size.”
Even outdoors, various plans will feature extra-wide balconies or wrap-around terraces with over 500 square feet.
“It helps someone transition out of a house that isn’t quite ready to give up a traditional backyard,” says Mr. Ritchie. “We can’t compete with a backyard, but we can give outdoor space where you have seating and can put out plantings.”
The glass railings and expansive windows will add to the façade’s sleek, modern overtones designed by CS&P Architects Inc., which designed Tridel’s two-tower complex, The Republic, and revamped North Toronto Collegiate one street south, literally around the corner from the architectural firm’s office.
“They really understand that Yonge and Eglinton environment,” Mr. Ritchie states. “We borrowed some design cues from The Republic, which has been so well received from an architectural perspective, so you will see some similarities, though this building clearly has its own personality.”
Design aside, the sale of over 150 out of 420 suites in the past few months is also fuelled by the infill project’s locale at 101 Erskine Ave., nearby established restaurants, boutiques and cinemas on Yonge Street, as well as a 24-hour supermarket and Eglinton subway station. “Erskine is a quiet residential street, but in a very short walk you can be at the corner of Yonge and Eglinton,” says Mr. Ritchie. “It really has been a destination neighbourhood.”
The high-rise will have its own set of attractions, including a gym, yoga studio, theatre, billiards lounge and party room with a bar, dining space, kitchen and terrace with barbecue and dining areas.
A rooftop terrace on the sixth floor will provide an infinity pool and fireside lounge area.
For more intimate entertaining, private suites will have open-concept principal rooms with nine-foot ceilings, laminate and porcelain tile floors, as well as contemporary kitchen cabinetry, stainless steel appliances, and granite or quartz counters.
Penthouses will feature more lavish appointments, such as 10-foot ceilings, engineered wood floors, marble, granite and quartz finishes, plus extended upper kitchen cabinetry and upgraded appliances.
At a later date, 10 four-storey townhouses will be released south of the tower with 2,282 to 2,422 square foot plans, 12-foot ceilings and gas fireplaces on the first floor, patios and rooftop decks.
In addition, each unit will incorporate energy-efficient and eco-friendly components as required to be certified as a LEED building by the Canada Green Building Council.
Monthly fees will vary as Signature suites include parking.
Move in dates are projected for summer of 2015.
