Ballantry Homes is looking to make the most of rarity: In Oakville, where single-family estates dominate the housing market, its Neighbourhoods of Oak Park is the only development offering an urban condominium lifestyle with bungalow-style townhouses.
“Right now, the most popular product on the market is the stacked townhouse and it’s definitely nowhere near a stack,” says director, Mark Lawrence. “As far as I’m aware, no one has this.”
A series of brick and stucco structures will be composed of one-storey units with one- and two-bedroom plans, including ground-floor models with direct access to private garages and upper units accessible via common corridors and staircases.
“One of the problems with today’s townhouses is that they’re 13- or 16-feet wide with three or four floors, which is really difficult to live in,” Mr. Lawrence said.
“We designed the townhouses as one-floor living, so if you live on the third floor, for example, you walk up two flights of stairs to your unit where everything is all on one level. So there won’t be that constant up and down, plus it allows us to be able to widen rooms … [without] a 3 1/2-foot-wide staircase to fit in there too.”
Buyers can select from more conventional suites in a four-storey mid-rise called The Renaissance, which will round out the nearly 300-unit, master-planned community on Oak Park Boulevard and Taunton Road.
“We opened in April and really managed to kill the market: We had 162 sales between the two products,” says Mr. Lawrence, who notes a majority of buyers are locals or residents of nearby Burlington and Brampton.
“There are a few people from downtown [Toronto] actually looking at this and thinking they can buy something for $350 a foot here or downtown at $600 a foot.”
Along Oak Park Boulevard, The Renaissance will display a Greek revival-style façade containing one- and two-bedroom units with or without dens, open entertaining areas and balconies, plus a locker and underground parking.
Interior appointments for these suites will be upscale with nine-foot ceilings and flooring covered in ceramic, laminate or broadloom, as well as spa-like ensuite bathrooms and U-shaped kitchens with designer cabinetry and stainless steel appliances.
Should residents need more room to roam, there will be a rooftop terrace with lounging, dining and barbecuing areas and street-level retail outlets, in addition to parks, recreation facilities and restaurants nearby.
“Everything around it is already established, so there is shopping, theatres, liquor store and beer store,” Mr. Lawrence added.
Monthly fees will be 30 cents per square foot for suites and $150 flat for townhouse units.
Occupancy will begin at the end of 2014 through to 2015.
