Minto Group and and North Drive teamed up to create a condominium development that will combine the best of luxury living, from a smaller building with bigger suites to an urban infill site with a parkside setting in Yorkville.

“This is not only one of the best spots in Toronto but, as far as Yorkville is concerned, it’s closely oriented to things, but in an intimate, very chic area,” says Amanda Wilson Watkins, Vice President, Marketing & Sales for Minto Group, which has been twice named Builder of the Year by the Ontario Home Builders Association since 2012.

“Sites like this are so few and far between anywhere in the city, but particularly in Yorkville.”

This 25-storey high-rise, called Minto Yorkville Park, will be located at 88 Cumberland St., kitty corner to the Village of Yorkville Park, just steps from Bloor and Yonge subway stations, esteemed boutiques, bistros, grocers, galleries and cultural institutions, such as the Royal Ontario Museum.

“Being on the corner of Cumberland and Bellair – with great views of Yorkville Park in the heart of Yorkville – is something that’s very attractive to buyers,” Ms. Watkins adds. “[Plus] you’re only half a mile to the Mink Mile.”

Previews began in October for the mixed-use project, which Page + Steele/IBI Group Architects gave an undulating glass silhouette on a limestone and black granite podium.

“What we’re seeing coming in Yorkville is much larger buildings and small suite programs more oriented to investor clientele that aren’t going to live there,” Ms. Watkins says. “This is a boutique-type building with less than 200 suites, so we’re able to response to clientele looking for a more intimate experience.”

Public spaces will include 5,700 square feet for high-end retail and restaurants. Meanwhile, private amenities will consist of a business centre, spa, a lounge, catering kitchen, dining area and terrace, as well as a 2,000-square foot-gym on the second floor. The seventh floor will feature a rooftop lounge and terrace.

Remaining floors will offer one to three-bedroom plans averaging 700 square feet, all with floor-to-ceiling windows, minimum nine-foot ceilings and balconies or terraces.

“They’re more well thought out to accommodate actual living, so they’re a tad larger than what you’d see in other comparable [suite] programs,” Ms. Watkins says.

“The thing that’s really unique about our two-bedroom plans is that they are able to accommodate good living for two people, so it’s not a cheater den that could be turned into a two-bedroom, it’s a proper two-bedroom.”

Interiors will exude a modernized Art Deco style with geometric flourishes, curves, textured stone and antiqued gold finishes, many of which are showcased in the kitchen and bathroom vignettes in the sales office.

Other appointments will include hardwood, stone and porcelain finishes, integrated Energy Star appliances, gold bathroom faucets and rain shower heads, as well as environmentally friendly and sustainable features, such as heat recovery ventilators and paints with low volatile organic compounds to meet LEED Silver certification standards.

Monthly fees will be 58 cents a square feet. Lockers will cost $7,500 and buyers of suites 750 square feet or larger can buy parking for $70,000 or tandem spots with a locker for $130,000.

First occupancy will begin September, 2018.
