Developer Vivienne Ziner says she’s so confident of the quality of her latest boutique infill project in Little Italy, she’s put her child’s name on it.
The luxury townhouse development will offer just 13 units fashioned in one of two plans dubbed Jaedon Mews and Dezine, referencing her youngest son and herself.
“That’s how proud we are of our properties – if we weren’t as proud of our properties, we wouldn’t name them after our children,” says president of UrbanQuest Inc., Ms. Ziner. She gets involved in everything from the sales to the cleaning process.
“We’re unusual in the way we go about things and our level of excellent speaks for itself.”
The developer sold out the first phase and is about to release the remaining units in the project at 456 Shaw St., just north of College Street and east of Ossington Avenue.
Glenmorris Cohen – South African architect and husband of Ms. Ziner – devised a modern façade with expansive glass windows, clay brick shell and treated wood accents.
“Most of our developments have been much more traditional, but in this particular case, this is him doing the modern look and he’s excellent at it,” Ms. Ziner says.
Each home will have street-level entrances, open principal rooms, outdoor space and parking in an underground driveway.
“Each home has a private enclosed garage directly in the home,” says Ms. Ziner, who notes this is a popular feature among single women.
“We chose to give each person a private, enclosed courtyard – not really a patio – and on the other side [of the site], we have … beautiful sized loggias – about nine-by-13 [feet] – which is fully decked and screened by beautiful planters.”
To capitalize on the site’s sloping grade, Dezine models facing Shaw Street will be a three-storey plan with street-level studies. In the row behind them, Jaedon Mews designs will have four levels, including basement and third-floor master retreat with a balcony, walk-in closet and en suite bathroom.
“The ones on the Dezine side do not have basements, you walk in at ground level to a live/work space, so that’s geared to the modern family,” Ms. Ziner says. “On the Jaedon side, they have kitchens with under-12-foot ceilings with enormous skylights, so it’s a really sexy look.”
Standard appointments will entail minimum 10-foot ceilings on the main level, engineered wood floors and floating staircases, plus Scavolini kitchens with quartz counters and master bathrooms with Philippe Starck soaker tubs, glass shower stalls and contemporary vessel sinks.
“We include a lot of what other people would put in as upgrades, for example we will have Scavolini kitchens, Liebherr, AEG appliances and Whirlpool washer and dryers,” she adds.
Next summer, construction will be completed on the site, which is steps from restaurants, cafés and nightclubs along College, Queen and King streets, as well as Ossington Avenue.
“We love Little Italy for its vibrancy and cosmopolitan lifestyle, which really appeals to us in terms of the fact it’s not a homogenized, stereotypic neighbourhood,” says Ms. Ziner. “It’s a wonderful, exciting neighbourhood with great food and interesting people.”
