The Action: To accommodate buyers' schedules, agent Heather Lemieux granted more than two dozen showings for this detached house and arranged two open houses, including one on Wednesday evening, which brought in a buyer who eventually presented the better of two competing offers a week later.

What They Got: This 29-year-old, brick house on a 54-foot lot has a family-friendly layout with a living room, open dining area and family room with a gas fireplace, in addition to four bedrooms, including a master suite with double doors, a walk-in closet and one of four bathrooms.

Some newer components were brought in, such as Berber carpeting in the lower-level guest bedroom and recreation room and upgraded granite counters, hardwood floors and cabinetry in the kitchen, which also featured a walkout to a south-facing deck, in-ground pool and fenced yard.

For storage, there is a shed, private driveway and attached double garage with interior access.

The Agent's Take: "It's on a court, so that was a definite plus, with no traffic," says Ms. Lemeiux. "The court had a little walkway on the other side of the street over to Lawson [Road], which has a TTC bus that takes you right to Scarborough Town Centre, so that's kind of a plus."

Though this property's size was typical for the area, it had some unique attributes.

"When the original buyers bought it, there was an option to have a door from the master to go into another bedroom, so they chose to do that and used it more as an office. But it would make for a great nursery or dressing room," Ms. Lemieux explains.

"It backs onto the backs of other properties, but you could see a ravine, and it's a 151-foot-deep lot, but it seemed larger because it has a nice deck, pool and green space."
