The Action: Early this summer, it was taking an average of 100 days for properties to move in the neighbourhoods west of Paradise Canyon Golf Resort. So buyers had their choice of about a dozen houses, including this detached bungalow. One lowball offer was turned down, but a second fared better with a bid $6,400 shy of the $364,900 asking price.

What They Got: Across the street from a trail system connected to an 18-hole golf course hugging Old Man River, is a 55-by-140-foot corner lot outfitted with a nine-year-old bungalow with 1,200 square feet of living space, an attached double garage and a fenced backyard and patio accessible from the kitchen.

Ceilings ascend up to 12-feet in areas such as the fireside living room and adjacent dining area with double doors to a front deck, as well as the larger of two bedrooms, including one with a walk-in closet and one of three bathrooms.

A family room and two bedrooms round out the basement.

The Agent's Take: "This property is on the lower end of the price spectrum for this neighbourhood. That meant that for a very reasonable price, a buyer could live in one of Lethbridge's most exclusive areas," agent Courtney Atkinson says.

"It's close to beautiful parks, Paradise Canyon Golf Course, and the coulees."

Though this home is not as large or as lavish as others, it has the essentials.

"The landscaping, quality and finishing was outstanding and certainly made it a great value for the neighbourhood," Mr. Atkinson says.

"It was perfect for a couple who would do some entertaining of smaller groups, and who liked the prospect of having a very functional bungalow without having a large lot or massive house to worry about keeping up."
