LISTING AGENTS Cameron Weir and Scott Hanton, Keller Williams Advantage Realty

The Action: It was a lengthy sale process for this detached residence, starting late last year with over 120 showings, not including open house visitors.

The property reappeared on the market early this year priced less than $1.6-million, which generated a dozen offers, none acceptable to the seller. Several weeks later, three more offers surfaced and one finally stuck at $1.55-million.

What They Got: About three decades ago, a side-split bungalow built in the 1950s was topped up to create 3,016 square feet of living space, including five bedrooms and five bathrooms, including two ensuite bathrooms upstairs.

Over the past seven years, updated windows, cooling

system and roof were installed.

The living and dining rooms are formal, separated by a hall to an eat-in kitchen and open family room with a walkout to a sunroom surrounded by windows and a trio of double doors to the deck and 50-by-145-foot lot.

The Agent's Take: "It's very livable, but a lot of people were looking at it as a potential tear down or a place where serious renovations would be done," says agent Cameron Weir.

"It's a great location with a huge lot."
