The Action: Just a short distance east of Glen Agar Park, this brick bungalow was set to enter the spring marketplace when a similar home in the Princess Gardens community was listed the day before. But the sellers held firm to their list price, welcomed about 15 visitors and negotiated a deal for $722,000.

The Agent's Take: "It's a very nice family neighbourhood … with winding streets and old trees," says agent JoAnne Gludish. "Those homes are about 50 to 60 years old and people built specifically for themselves, so every house is different."

But the age of homes of this vintage have led to some gentrification with tear downs and top-ups occurring. "With this one, it's pretty original. [Previous owners] had not done a lot of improvements to it, but it was in good condition," Ms. Gludish says. "It had a nice yard although it was small and a deck off one of the bedrooms."
