The Action: In a roughly 25-year-old high rise east of the University of Toronto campus, this one-bedroom plus solarium suite was freshly painted and cleaned before nearly 30 buyers came for a visit.

What They Got: On the southeast side of one of two towers in the Polo Club complex, this 572-square-foot suite features a U-shaped kitchen with tile floors and a pass through window and counter to an open living and dining area with wood floors that continue into the solarium and bedroom along the windows.

Other essentials include a four-piece bathroom, ensuite laundry facilities, a locker and underground parking.

The monthly fee of $448 incorporates the cost of all utilities, cable and upkeep of amenities, such as a recreation room, gym and outdoor pool.

The Agent's Take: "The location was the best selling feature of this property, located on the Bay Street corridor within walking distance to everything at the U of T campus, as well as Bloor Street shopping in Yorkville," agent Boris Kholodov said.

"It's a very well-managed, established building, so you get the benefit of buying into a building with a good reserve fund and track record."

A notable feature of this particular suite was its functional configuration. "The layout was quite standard for an older building with the kitchen being open to the living room, yet tucked away a bit," adds Kholodov.
