DAYS ON THE MARKET Two

LISTING AGENTS Tanya Sidorova and Michael Inwood, Sutton Group Realty Systems Inc.

The Action: Units in the Southamptons residence near High Park are rarely vacated, so this two-bedroom plus den suite attracted over two dozen buyers and was sold to the better of two offers within days.

What They Got: On the sub-penthouse level of a gated midrise, this 1,270-square-foot suite has the luxury of nine-foot ceilings and south-facing windows, plus new laundry machines, Brazilian cherry hardwood and marble floors, granite kitchen counters and stainless steel appliances, all installed in the last few years.

French doors separate a den from a central living area with a fireplace and a dining space, both with crown mouldings.

The larger of two bedrooms features a walk-in closet and one of two remodeled bathrooms.

The unit comes with a locker and two-car parking, plus monthly fees of $872 that covers the cost of utilities, recently renovated hallways and lobby with 24-hour concierge and upkeep of a gym, pool, squash court, party and recreation rooms.

The Agent's Take: "[The building is] very popular in the west end because of the location by the highway, High Park and the lakeshore and it's about 10 to 15 minutes to Bloor West Village," says agent Michael Inwood. "One of the main things for some owners is that they are pet-friendly."

This particular unit also had some exceptional features. "It was completely renovated and gutted, and it has a great view of the lake," Mr. Inwood notes. "This is one of the bigger units for the price."
