Tridel recorded strong sales numbers for townhouses and high rise suites at its Avonshire development uptown, but its newest addition is already selling much faster than previous phases.
In just over three months, Tridel sold more than 70 per cent of the 476 units slated for two modern, black and white accented glass towers, called Aristo.
“We’ve positioned this community a little differently from the Avonshire building … [where] the homes were larger and more traditional in terms of architecture and interior design,” says Jim Ritchie, senior vice president of sales and marketing.
“We really changed the look and finishes in the suite that were more reflective of a downtown condo, so we’ve presented everything you might want in a downtown condo, but we brought it to North York.”
Contemporary one-bedroom-plus-den and two-bedroom models will fill out the majority of the 21 and 16-storeys towers, which Kirkor Architects designed next to a large park and playground at the centre of the project near Yonge Street and Highway 401.
Many buyers are local residents keen on staying close to the subway, shops and businesses on Yonge Street, as well as restaurants, cinemas and arts centre.
“That submarket in North York – in particular that runs along Yonge Street between Finch and the 401 – has always been an in-demand location from a condominium perspective,” adds Mr. Ritchie.
“And there’s quite a difference in price in a single-family home or even a townhouses ... in that submarket compared to condos, so condos represent affordability.”
Once Aristo is completed in 2014, residents will have access to even more attractions.
The fitness centre will have cardio equipment, a yoga/spinning studio, hot and cold plunge pools, while the entertainment compound will feature billiards and dining rooms and two party spaces that open to a rooftop terrace with barbecues and a fireside lounge area.
“We always make sure we have amenity space that can deal with cardio and strength training,” says Mr. Ritchie “And because the suites are getting smaller, we use the other parts of the amenities as an extension of the home.”
Like the common areas, suites will have a modern, European feel – courtesy of Munge Leung Design Associates – complete with nine-foot ceilings, plank laminate and porcelain tile floors, and quartz or granite kitchen counters and backsplashes.
Environmentally friendly features will be standard, including Energy Star appliances, high-efficiency heating and cooling systems, and individually metered utilities, as the building aims be certified green by the Canada Green Building Council.
Monthly fees will be 58 cents per square foot.
Parking will cost $32,000, however there will be a free rush hour shuttle bus to Sheppard station.
