In one of the country’s most affluent neighbourhoods, Hush Homes’s new infill development will incorporate many of the lavish comforts and conveniences expected of grand mansions into a smaller package and price point.

Situated between the Bridle Path and Post Road, just off Bayview Avenue, the townhouse collection will offer 20 three-storey units with private backyards, elevators and finished basements with double garages.

Prices will start at $1.9-million.

“It’s the only one of its kind in the market,” says Dan Flomen of TFN Realty, which is handling sales for the project, called Alexandria.

“You’re in the heart of an area where homes go up to $20-million, but you’re also in a very exclusive group of private residences as opposed to large townhouse projects you see throughout the city.”

After sales commenced last month, interest is being generating among locals looking to downsize from $4-million and $5-million homes.

“Some people are moving out of their older houses and here they’re getting all the newest technology …,” Mr. Flomen says. “But we’ve had a number of singles, couples and professionals who want to live in the Bridle Path, but are not at that point yet to afford that $5-million dollar house.”

The community is also well established with high-calibre amenities, including the Granite Club, Donalda and Rosedale golf clubs, and Edwards Gardens, as well as the Shops at Don Mills, York University’s Glendon campus and Sunnybrook Hospital.

“You’re five minutes to Bayview Village and you’re on Bayview, which means you’re a quick drive to the Bayview extension or a quick shoot across to the Don Valley,” Mr. Flomen adds.

The neo-Georgian style townhouses will have a minimum of 3,700 square feet of living space, plus several outdoor spaces, including rooftop decks with electric, gas and water outlets and optional features, from summer kitchens and fireplaces to exercise areas with outdoor showers and hot tubs.

“Although we live in Canada with a lot of snow and cold weather, people still like to be able to go outside and entertain outside,” Mr. Flomen says.

“Unlike other townhome complexes – which tend to be back to back or stacked or just have one [outdoor] feature – this has a backyard, a balcony off one of the floors and a roof garden.”

Another component unique to these models will be circular wood staircases and elevators connecting all five levels.

“Most homes, the elevator stops on a floor before the roof deck, [but here] you can age into the townhome as you get older, so you don’t have to worry about the stairs,” Mr. Flomen says. “It’s an alternative to a single-floor luxury condo.”

Each floor will typically offer two variations for buyers to choose between, such as finishing the basement with a nanny suite or media room, or arranging an upper floor with two bedrooms or one bedroom and a den.

Master suites will occupy an entire floor with walk-in closets, a gas fireplace and private bathroom.

The interior appointments will be upscale with wide-plank hardwood floors and nine- and 10-foot ceilings, plus main-floor kitchens – which can face the front or rear yard – with custom work from Cameo Fine Cabinetry, granite, marble or quartz counters, butler’s pantries and high-end Sub-Zero and Wolf appliances.

Monthly common fees will be $600.

Construction will be completed by fall 2012.
