Few new developments in Toronto are built nearby a subway station, much less one with a direct connection indoors.
What will make One Bloor by Great Gulf Group of Companies even more exceptional will be plans for underground entry to not just one, but two major transit lines serving the city.
“There’s only one opportunity to live at the corner of Yonge and Bloor and have direct access into the Yonge Street and Bloor Street subway lines,” says president and chief operating officer David Gerofsky, who notes 85 per cent of the infill project has sold out since last spring (April, 2010), so five floors were added to bring the total unit count to 732.
“The level of sales reflects the fact that this is something special and it’s where people want to live.”
Construction is underway on the 70-storey tower at the southeast corner of Bloor and Yonge streets, which is surrounded by upscale bistros, renown galleries, museums and high-end retailers along the newly revitalized stretch of Bloor Street.
This tower will become a prominent landmark in Yorkville as the area’s tallest building – designed by Hariri Pontarini Architects with rounded balconies winding up to its summit – as well as a central shopping destination with 100,000 square feet of retail on three levels.
“It’s a major, new shopping centre right in the downtown core,” says Mr. Gerofsky. “You don’t even have to go outside to get on the subway or to go shopping.”
Furthermore, residents will have a private entertainment centre with 27,000 square feet of space adorned by Cecconi Simone Inc.
“It’s quite unprecedented to have this sheer volume of amenity space for a building of any size,” says Mr. Gerofsky. “We built more amenity space than we’re required to build.”
The sixth floor will house three spa treatment rooms, steam therapy suites and his-and-her cold and hot plunge pools, along with four lounge areas, a bar and separate dining and billiards rooms with kitchen facilities.
Two terraces and two sculpture gardens will round that level, while the larger seventh floor terrace will feature two pools, including one extending indoors to allow for year-round use.
Also indoors will be a hot tub, foot baths and several fitness rooms for cardio and weight training, spinning, Pilates and yoga workouts.
From the eighth floor and above, there will be one- and two-bedroom suites.
One-level units will offer 530- to 1,727-square-foot plans priced from $511,990 to more than $1.7-million.
Two-storey models will range from 1,059 to 1,659 square feet and cost $688,990 to more than $1.1-million.
Standard finishes will be increasingly upgraded on higher floors, however, all units will have nine-foot ceilings, engineered wood floors, granite or Corian kitchen counters and custom cabinetry by Cecconi Simone.
Many models will also incorporate sliding doors to the dens and bedrooms.
Monthly fees will be 50 cents per square feet, plus separately metered hydro.
Parking can be purchased for $50,000.
Occupancy is scheduled for December, 2014.
