The Action: Just east of Trinity-Bellwoods Park, this updated three-bedroom residence sold soon after a busy open house event.

What They Got: In a group of semi-detached, brick properties built about 16 year ago, this two-storey house was extensively updated in the past five years with modern mechanics, a remodelled kitchen and four bathrooms, and a three-level addition, including a main-floor family room with walkout to the garden, patio and double garage.

The front living room and central dining area provides formal entertaining options, while the lower level recreation room has a more casual atmosphere with a wood burning fireplace, above grade windows and eight-foot ceilings.

The laundry room in the basement offers a second walkout to the 19-by-127-foot lot, which is a short walk from Queen Street West shops, restaurants and galleries, as well as streetcars.

The Agent’s Take: “My clients put an addition on the back of their property, which opened up the kitchen … to the family room, which was a huge selling point,” says agent Trevor Freeman. “In those properties that were built, the third bedroom is sometimes a bit small, so this addition ... [also]made that bedroom substantially larger.”

Updating original areas of the house also increased its value. “Big selling features to people looking at any property is a newly renovated kitchen, open concept family room and a renovated en suite bathroom, so [the sellers]spent their money in the right places,” Mr. Freeman adds.
