The Action: Competition was stiff, with a dozen homes available for sale in the Castle Keep area of Aspen Woods this summer, including this detached house. It had a full schedule of showings and open houses while listed at $1,169,900, but the first offer was lackluster. To avoid losing momentum in a changing market, the price was dropped by nearly $60,000. The lowered asking price sparked a bidding war and resulted in a sale price near asking.

The Agent's Take: "[This home's main asset] is the exclusive enclave of Castle Keep location, with all homes in the million-dollar-plus range, walking distance to Webber Academy and backing onto a green space," agent Miranda Pearson said.

"Keeping with the architectural style of exposed beam and stone façades in the area, this home had nearly $70,000 worth in upgrades with a large portion [of that] in additional stonework on the front."

The interior was also meticulously designed and decorated. "The floor plan was truly unique, with a sunken living room, a large stone central fireplace and a professional developed yard backing to a green space lined with aspens … [and] tiered for utmost privacy and perfect for entertaining," Ms. Pearson said.
