LISTING AND CO-OP AGENTS Cameron Weir and Scott Hanton, Keller Williams Advantage Realty
The Action: This detached Leslieville dwelling was listed for $699,000 while many house hunters were on summer vacation and others, while seriously interested, were not ready to commit. So it was relisted in the mid-$700,000s and purchased by a local resident alerted of the property’s availability via the marketing materials of realtors Cameron Weir and Scott Hanton.
What They Got: In the last six years, several changes took place throughout this more-than-a-century-old home, first evident from the resealed mutual driveway and new roofing for the garage and solar panel system.
Practical improvements inside the 1,605-square-foot space include new mechanics and energy-efficient lighting, as well as a new mudroom with cork floors, carpeting in all three bedrooms upstairs and two remodelled bathrooms.
Hardwood floors and crown mouldings add a sense of tradition to the living room, dining area and open eat-in kitchen and fireside family room with a walkout to a fenced-in yard and deck wired with gas and sound systems.
For extra space, there is a 670-square-foot basement with a recreation room.
The Agent’s Take: “It’s a detached home on a 24-by 115-foot lot with a garage and two-car parking,” says Mr. Weir. “It was structurally sound and everything was recently done, so it was pretty move-in ready.”
Buyers also appreciated niceties such as the solar-powered system generating monthly checks, “which is way more than the current heating and hydro costs, so they can pay for those and have some money left over,” Mr. Weir adds. “Both bathrooms have heated floors and all the rooms were quite a nice size.”
