The Action: In the established community surrounding Casa Loma, Madison Lofts has little turnover for its popular suites, so it didn't take long for 45 shoppers to manoeuvre their way through this two-bedroom-plus-den unit and one offer to be pitted against two other bids. Last month the unit was featured as the Home of the Week in Globe Real Estate.
What They Got: After a former Toronto Hydro facility was converted into residential lofts, this 1,200-square-foot space was extensively modified by its design-savvy owner, starting with custom millwork, lighting, solid wood doors and white-oak hardwood floors throughout.
The bedrooms – both with access to one of two bathrooms with slate and marble finishes – were enlarged to add custom built-in closets.
Stainless steel appliances, quartz counters and an island allowed for better flow in the former U-shaped kitchen by the entertaining and dining area along north-facing windows and doors to a cedar balcony also accessible via the master suite.
Conveniences include a locker and two-car parking, plus monthly fees of $764 to pay for water and heating, concierge, a gym, party room and rooftop deck.
The Agent's Take: "It's probably one of the best renovations I've seen in a condo," agent Christopher Bibby says.
"It appealed to A); a lot of people looking downtown for something with a very modern, clean aesthetic, and B); people looking …to be in more of a neighbourhood [like] empty-nesters looking for a high quality of finish."
This suite's size was also a powerful selling point. "There's good depth on the balcony, it went the entire width of the unit and had a north view into the building's courtyard that was also looking up at Casa Loma.," Mr. Bibby states. "Another thing that was unique for us is that we had two parking spots side by side, so that drew a lot of traffic there, especially for couples or empty-nesters with a couple of vehicles."
