The Action: On the western outskirts of Calgary, Elbow Valley had a few openings for buyers to move in this summer, including this detached estate near Elbow River and Glencoe Golf and Country Club. It wasn't the right fit for the first 29 visitors, but the 30th struck a deal, closing for $1.365-million.

What They Got: Within a unique low-rise community composed of winding cul-de-sacs and private recreational facilities, this nine-year-old house has a 11/2-storey structure with a stone and stucco facade surrounding 2,953 square feet of living space, including two upper bedrooms, a study and one of four bathrooms.

Part of the main floor is enclosed, such as a master bedroom with a private bathroom, while the rear is open concept with vaulted ceilings above the eat-in kitchen, dining area and fireside great room with a wall of arched windows and double doors to a deck, stone patio and pergola-covered hot tub.

The 1,952-square-foot basement contains two bedrooms, family and games rooms and a Paul Lavoie-designed wine room and bar with a tasting area, custom wood racking, temperature control, storage and two wine fridges.

Monthly condo fees of $195 cover security and maintenance of common areas.

The Agent's Take: "It's a little different – it was a storey and a half, so the master is on the main floor and two beds are up with a bonus room … and two more bedrooms downstairs – so it appealed to a blended family," says agent Lisa Tomalin-Reeves.

"And it had an amazing lower level, which often isn't [found in other homes], but this one has a great wine room."

The rustic setting in their backyard and beyond was also remarkable. "The landscaping was very well done with a pergola, secluded hot tub area and nice water feature on their back deck," Ms. Tomalin-Reeves notes.

"It's a popular community – Bareland condominium community – with three lakes, tennis courts, beach, boathouse and lots of pathways."
