The Action: After about 50 private showings and more than 300 visitors to the weekend open house event, six offers came in for this detached home just north of Victoria Park and St. Clair. The sale, at $48,260 over asking, set an area record, with the last two similar properties in the neighbourhood sold in the last year going for $489,000 and $491,000.

What They Got: This detached 11/2 storey home in the Topham Park area of East York has four bedrooms and a standard layout with partitioned principal rooms. While it’s not exactly close to the city centre, agents Cameron Weir and Scott Hanton chose to emphasize the benefits of distance – namely, four-car parking on a large lot with a deck and a big back yard. They also pointed out that the home will be within easy walking distance of the future Eglinton light rail transit line.

Hardwood flooring and a gas fireplace give the home “a nice warm, family feel,” Mr. Weir said. “The home’s in fantastic condition throughout.”

The home also boasts a fully finished basement with an extra bathroom.

The Agent’s Take: “This area’s just starting to really be discovered,” Mr. Weir said. “People are shifting up from Leslieville with the high prices. A lot of young couples are moving into the area.”
