LISTING AGENT Ira Jelinek, Harvey Kalles Real Estate Ltd.

The Action: On a residential street just north of Edwards Gardens, outside the exclusive Bridle Path community, this renovated bungalow received eight offers, including one for $1.75-million, but each was rejected. After a couple weeks without another strong bid, the price was lowered to under $1.7-million and the best of two subsequent offers was accepted at $1.68-million.

What They Got: The previous owners oversaw an extensive cosmetic and mechanical makeover for this detached, bungalow with six bedrooms and five bathrooms, plus a private eight-car driveway and pool on the 78- by 157-foot lot. Entertaining areas indoors include living and dining rooms with decorative columns, crown mouldings and pot lights, a fireside family room off the eat-in kitchen with rear patio doors, and a lower level recreation room with a sauna.

The Agent's Take: "It had a ton of rooms – six bedrooms – and it's a bungalow, so a lot of downsizers liked it because they don't have to take stairs," says agent Ira Jelinek, who also fielded inquires from large families. "It's right beside Edwards Gardens, Post Road and the Bridle Path, but you don't pay Bridle Path prices."
