The Action: Early January, agent Bill Thom noted similarities between some homes selling nearby this four-level backsplit, so he priced it under $1-million. The number enticed about six dozen shoppers to take a tour and seven returned with offers.

What They Got: The roof, windows and furnace are the newest parts of this roughly 50-year-old home with four levels of finished space, an attached double garage and private driveway on the 53-by-127-foot lot.

The front portion of the home contains a kitchen, living and dining rooms and stairs both up to three rear bedrooms, including a master suite with a walk-in closet and one of three bathrooms, and stairs down to a fourth bedroom and fireside family room with access to the backyard and a recreation space in the basement.

The Agent's Take: "It's near Bayview and Steeles, so you can walk to TTC and it has convenient access to [highways] 407, 404 and 401, and the schools are generally quite good," says agent Bill Thom. "For that area, 50 [foot frontage] is the reference point. Anything over is considered a premium."

Thus, this property could be razed or renovated, like the buyers will do. "It's a four-level back split, but the crawl space … you can actually stand [inside] without crawling in," Mr. Thom notes. "It's not your typical crawl space, so that was one big benefit – people could make it convenient storage."
