The Action: Many Calgarians are unfamiliar with the exclusive, west-end enclave called The Slopes, so it can take six to 12 months for properties to sell there. But this detached bungalow on a nearly half-acre lot is smaller than average – and thus more affordable than its counterparts valued around $1.4 to $1.5-million – so it was picked up by the fourth month of exposure.

What They Got: In 1997, this 2,383-square-foot bungalow was constructed on a sloping 41-by-471-foot lot to maximize mountain views, which are prominently visible from two-storey windows in a fireside great room with vaulted ceilings, rear deck and spiral staircase to a loft-like den upstairs.

Notable luxuries include a triple garage with a bonus room above, three bathrooms and in-floor heating everywhere from the main-floor dining room, eat-in kitchen and den/bedroom to the 1,541-square-foot basement with four bedrooms and a family room with a walkout to a patio and hot tub.

The Agent's Take: "People love living in the west side, where the private schools are, and it's easy to get downtown, and this community has larger lots than most and it's a gated community, which makes it kind of unique," agent Barb Richardson says.

"[Plus] it's perched on the highest street in the community, so it gives us the best exposures and views, and it also pushes it back the furthest from major roads."

For what this home lacks in size compared with its neighbours, it makes up in style. "It's stunning construction with a concrete roof and beautiful windows," Ms. Richardson notes. "The design was quite unique, it's a walkout bungalow with all the bedrooms on the lower level."
