LISTING AGENT Harman Atkins, HomeLife Cimerman Real Estate Ltd.

The Action: Private appointments provided the only avenue to tour this one-bedroom plus den suite midtown, which sold close to the asking price after a handful of showings.

What They Got: Just more than a year ago, this second-floor suite in a new luxury high-rise was outfitted with upgraded features, such as designer tile backsplashes, stainless-steel kitchen appliances and plank laminate flooring.

Natural light floods the living and dining area and master suite through floor-to-ceiling windows and sliding doors to a 24-foot-long balcony.

Supporting elements include a four-piece bathroom and laundry room, plus a locker.

Monthly fees of $288 cover heating costs, concierge and amenities, like a gym, theatre and rooftop deck on the 20th floor.

Local attractions include shops, restaurants and cinemas on Yonge, along with the subway.

The Agent's Take: "It's a very nicely designed building. It has the aesthetic of a hotel spa more than a condo," says agent Harman Atkins. "This building is located literally steps from all the action of the Yonge and Eglinton area … but the building is situated on a tree-lined side street in a very residential setting, away from the noise and traffic."

This unit's design was also of high interest to buyers. "It was a small unit – under 600 square feet – but it had a functional layout that included a small den," says Mr. Atkins. "Not all units include a balcony this size – over 24 feet long – with two walkouts."
