The Action: This detached house was not modernized, so it was priced under $700,000 as an incentive to buyers, especially to those looking for a renovation project. More than 100 shoppers sauntered through the open house and 15 returned with their desired purchase price.

What They Got: This two-storey, brick house was kept in good shape for more than eight decades, retaining a wood-burning fireplace in the living room, a dining area with a walkout to a deck and a kitchen with an island and hardwood floor to unify the main floor spaces.

The Agent's Take: "The new subway is coming in there and there are great schools," says agent Elden Freeman. "So it was in a great location and it was affordable.

For instance, the property was livable as is, but still left room for improvement. "It's a corner unit, which is nice, and it had a heated driveway, which is unusual for properties in that price range," Mr. Freeman notes. "It's typical of original homes and a lot of them are being ripped down or upgraded."
