The Action: The South Annex had quite a few homes for sale late last year, but few were renovated to the same calibre of this semi-detached house, which found a buyer after only a dozen house hunter tours over two days.

What They Got: Between the last two owners, the bones of this century-old residence were refurbished and 3,000-square-foot interiors modernized, evident from the exposed brick walls, timber beamed ceilings and hardwood floors showcased in areas like the living and dining spaces and eat-in kitchen with double patio doors.

A floating staircase connects to three upper bedrooms, including two with ensuite bathroom, and a third floor retreat with a bathroom, balcony and deck off the bedroom and office space respectively.

The lower level was recently given a fifth bathroom, recreational space and bedroom with an exit to the 20-by-127-foot lot and two-car parking off a lane.

The Agent's Take: "Some of these homes are two or 2.5-storeys. This was a massive three-storey, plus the finished basement with a walkout," agent Paul Johnston notes.

"There's an enormous number of Victorians in the Annex that have undergone different levels of rehabilitation, but this was one of the finest ones I have seen."

For instance, work was done inside and out. "The heavy lifting had been done in so far as the mechanical and structural work … but [the sellers] took their Montreal flair and really polished off the interiors in terms of updating countertops, putting in the right lighting in and fixing up bathrooms," Mr. Johnston says.

"[Plus] they hired a landscape company that did the back and front yards and created the beautiful pergola space out back."
