The Action: Buyers had a tough time visualizing furniture placement in the open principal room of this vacant Midland Park home, so it sat on the market for several weeks last winter without reeling in a buyer.
Agent Ken Priestman recommend the house be taken off the market, professionally staged and relisted. The new presentation scored a better buyer response and a solid purchase offer emerged in late February.
What They Got: In 2013, a three-level backsplit built several decades ago provided the backbone to a revamped, two-storey house with a second-floor addition for a total of five bedrooms, three bathrooms and redesigned living, dining and cooking quarters with nine-foot ceilings, crown mouldings, an island, quartz and stainless steel appliances.
The original entrance was converted into a side door to access the lower-level recreation room and the stairs replaced and extended to three original rear bedrooms and two new front bedrooms, including a master with a walk-in closet and four-piece bathroom.
Outside, the 40-by-159-foot lot was landscaped, the in-ground pool was remodelled and an attached garage was added.
The Agent's Take: "[The sellers] added the second floor to the front half of the house, so it appears to be a full two-storey [home], although it really went from being a three-level to a four-level backsplit," says agent Ken Priestman.
"It's like a Tudor-style house more in line with something you'd see in Leaside, so it's got a different looking architecture than the traditional home in the neighbourhood."
