Staging helps sell older Toronto condo Add to ...

TAXES $1,504 (2012)

LISTING AGENTS Kevin Crigger and Wanda Lalonde, Royal LePage Real Estate Services Ltd., Johnston and Daniel Division

The action: Agents Kevin Crigger and Wanda Lalonde gave the sellers of this two-bedroom plus den penthouse suggestions to modernize its appearance as older condominiums can take a month to secure a deal.

The makeover, which ranged from a fresh paint job to an updated kitchen, helped shorten the sale process even with other units listed in the same complex.

What they got: East Mall Park can be seen from east-facing windows in nearly every room of this 1,169-square-foot suite, including the den, open living and dining area with a balcony and both bedrooms.

Designated cleaning and cooking stations encompass two full bathrooms, including a master en suite, a laundry room and kitchen with custom counters, backsplashes and tile flooring rather than parquet seen throughout.

The unit comes with parking, plus $40 monthly to rent a second spot, and $602 for cable, heat and water costs, among other things.

The agent’s take: “It’s an older building, so it offers really great space, but many of the units aren’t as updated as this,” says agent Kevin Crigger.

“Being a penthouse, it was on the park side, so it had a spectacular view right into the city.”
